Because the lender is interested in the security behind its loan, our appraisals for underwriting purposes emphasize aspects that affect risk. These include cash-flow analysis, neighborhood and market trends, quality of construction, appropriateness of design and the condition of the property. We will often include sensitivity analysis in the case of investment properties and proposed subdivisions. Recognizing that the appraiser is often the eyes and ears of the lender, we note any factors which might affect the security of the property.

Litigation
In the legal arena appraisals are often helpful in matters of divorce, partnership dissolutions, condemnation, estate administrations and bankruptcy. We are able to provide timely valuation advice, and convincingly support and strongly defend conclusions. Our reports can be as all-inclusive or as brief as the case demands, while our analysis will always be thorough.

Our senior staff members have been accepted as expert witnesses in U.S. Bankruptcy Court, Federal District Court and County Courts of Common Pleas.


Real Estate Assessment
Whether representing the property owner or the assessing body, we are prepared to actively defend our value conclusions. Often, a satisfactory settlement can be achieved by negotiation, which we will attend if invited. If negotiations prove unsuccessful, our senior staff has experience with appearances before County Boards of Assessment and in court. Our reports contain the documentation and expert analysis necessary to prevail in an adversarial arena.

Counseling
With years of education and experience, combined with an extensive data bank of real estate-related transactions, we are prepared to offer advice in a number of real estate areas.

These might include market rent estimation, marketability and feasibility studies, lease-buy analysis, investment counseling and land use decisions.
